OK, who wouldn’t want to stay here? River Mountain Lodge Iowa Hill Condo offers the convenience and comforts of a condominium (with hotel amenities) in the heart of historic downtown Breckenridge. Just ski down, walk across the street and you’re home! Plus, you’re just one block from Main Street Breckenridge and a short shuttle ride to the gondola or the Peak 9 base. Do it: Your family and friends will love you for it!

River Mountain Lodge Iowa Hill Condo is a spacious, two-level condo with a great view of the slopes from the patio; it’s perfect for groups of up to four. There’s a full kitchen, two bathrooms, and a flat-screenTV. The dining table seats four, and there’s room for three at the counter for a quick breakfast or après-ski snack.

You’ll also enjoy the in-unit washer/dryer, complimentary Wi-Fi, underground parking (one car) with elevator access, a fitness center, an outdoor heated pool and hot tubs. Every Summit Mountain Rentals property comes stocked with plenty of linens, towels and hotel-like toiletries, and is professionally cleaned and inspected before each arrival. Our helpful staff is also available 24 hours a day to ensure you have everything you need to make your stay with us an unforgettable experience.

This was a great place for our spring ski trip! Great location, free shuttles right outside the door, comfortable, quick walk to shops, restaurants, and walking trail. The murphy bed and two full baths was a huge plus for us. Everything was clean and ready for us.

You won't get much privacy from other guests in this unit, as the upstairs loft bedroom is "open window" to the main floor down below, where a big Murphy Bed swings out of the wall and a sofa bed is also available if you really want to squeeze a lot of people in. But everything is efficiently designed and organized. Humidifiers upstairs and downstairs are a thoughtful and necessary, albeit often overlooked, touch. The key is the River Mountain Lodge location--a nice building ideally located. only one block from the restaurants and activities in town, and also just across the street from the very bottom of the Breckenridge ski run, Four O'Clock to Town. You do need to take a bus up to the lifts in the morning, but skiing home at the end of the day is a great luxury. Building amenities are good--hot tubs, swimming pool and (modest) workout room, as well as a lobby bar and a downstairs pub.

Perfect stay for Breckenridge. Right in the middle of town and a walk from everywhere, even the Gondola and ski lifts. Cozy and clean place to stay and has a great view of the mountains. Big space and very convenient. Would definitely stay here again.

Very nice condo and fantastic location close to everything. Check in was very easy and management team checked in with us to make sure everything was ok, which we appreciated. Traffic is a little noisy/distracting at night and the elevator was out of order throughout trip. However, we will be back and highly recommend this unit.

This was a wonderful home base for a few nights. Was very nice having a chance to do laundry. Also convenient having a full bath both upstairs and downstairs. A couple of notes - watch your bare toes on some of the slate(?) floor tiles and the spiral staircase takes a little finesse. We'd rent here again!

Loved being within walking distance of the town. I would not put more than 2 adults in the condo for more than a few nights. The murphy bed was in the middle of the living area. There is not a closed off bedroom so not good for working. Again, location great though! The condo is a bit dreary and could use some updating but still a very good stay!

The property is located just a block off Main Street; once you're home from your hike there is no reason to move your car for the evening! The folks at Summit Mountain Rentals could not have been nicer, and we had no cause to contact them during the stay. The only reason I am giving four stars instead of five is that the weather was beautiful the first three days, but the heat was on in the unit, and the guest has no control. We had to sleep with the sliding glass door open and it was still very hot. But you really couldn't ask for a more convenient location and the condo was very well appointed and perfectly clean.

I would highly recommend this property to anyone wanting to stay in Breckenridge. The management company and front desk were great to work with and extremely helpful. The property was quiet, well located, well maintained and very warm. The open fire was a nice addition although there was good heating without the fire.

We had a nice stay in this rental. It was nice and cozy. The bed was very comfortable. Due to no fault of the owner - the street out front was bearing a lot of traffic because Main Street was closed down while we were there - so there was a lot of traffic noise. The location is amazing and so easy to walk to Main Street for shopping and dining. We liked the easy access parking, too.

The place was advertised. It was perfect for our family of four. Close to everything! Would have been ideal... except they closed the ski hills the day before we were going to start skiing... and the restaurants... and so we left 4 days early. No fault of the lodge. Still waiting to see if any refunds will be provided (we would have been forced to vacate on Thursday, we left on Tuesday while our reservation was through Friday). Oh, coffee pot didn't work, but there was coffee in lobby for the morning we left and all the coffee shops in town were closed. Sad times. FYI...14 days later we are all still healthy just in case you wanted to know that (i.e. we didn't bring the virus and we didn't leave with it).

Came for a long weekend of skiing. Property was ‘cute’ per my wife. Very clean, well repaired, nice furnishings. Right next door to ski shop, one block from Main Street, and just across the road from a bus stop. If there had been more snow could have skied right up to the property.

condition of place and furnishings were excellent, as was its position for center of town access. parking was easy. it overlooks a main road and that was very noisy but the mountain view was pleasant Then, in a relative heat wave, being told to just open windows to cool the place down just does not work unless its the middle of the night.

Condo was fully equipped to be able to cook, quality nonstick pans, small enameled dutch oven, and even had a pressure cooker (which we didn't use, but had, on a previous trip, complained about not having at the last condo i stayed in at RML). SMR was great at managing the property. Very friendly when we checked in/out and delivered some batteries for the remote which had dead batteries.

Loved the layout, location and cleanliness of the condo. It was August and although the bottom floor stayed cool with the windows open the loft stayed hot even at night. We left all the windows open which meant we heard all the traffic at night. Also we could not really utilize the dryer because it would make it too hot. But for the price, none of these issues would stop me from staying there again.

I love the quality of the units and the access to the bus to the gondola, as well as being at the end of 4 O'Clock run. Also, very near to many restaurants. The bartender, Bubba, makes guests feel right at home with his friendly demeanor and knowledge of the area.
