This is a great 4 Bedroom, 4 bath, family unit, accommodating up to 12 adults. It is ideally located within easy walking distance of the Snowflake lift (700 ft), the mountain and the town (2 blocks). For those that do not wish to walk, there is a free town bus service less than one minute’s walk from the house. In addition to the private Hot Tub at the house, as a guest of Elk Ridge 426, you also have free and unlimited access to the exclusive Swimming Pool complex located just a short stroll away at the Upper Village, winter and summer. We take tremendous pride in our house as well as our dedicated housekeepers and we will do everything possible to make sure you have a comfortable and memorable stay in the house.

The house is a 2,600 sq ft town home spread over 4 floors. This provides plenty of space and privacy for both families and groups as required. It includes a Private Hot Tub, fully equipped Modern Kitchen, Outside Grill, Multiple decks and outstanding views. Surround sound HIFI, Blue Ray player, High speed internet available free (Wi-Fi) as well as full HD Cable TV. Outdoor/indoor swimming pool available to guests.

This is a very popular vacation home for many reasons and gets fully booked every season. Please see our excellent online reviews over several years of consistently accommodating happy guests. House Layout:

Living Room: - Open plan living area with large comfortable sofas, cozy gas fireplace, LCD TV, surround sound system, DVD, HD cable TV, iPod dock. All suited to those relaxing nights after a hard day in the mountains. Door opening out to the deck with grill, some seating and great views.

Kitchen: - Fully equipped, new granite work surfaces, new appliances, French Fridge/Freezer which includes chilled water and ice maker, dishwasher, microwave, oven, cooker, coffee maker (normal Mr. Coffee maker machine, coffee filters are provided), crock pot.

Dining: - Dining table seats 8 comfortably (possible to seat more) with 4 extras seats at the kitchen/breakfast bar.
Lobby/entrance hall, bathroom with shower.

Bedroom 1 (Top Floor) Sleeps 4 - 1 queen bed and 1 queen sleeper, this room is a great to be used as a possible playroom for kids it has a TV/DVD player and table with four chairs for board games.

Master Bedroom: Sleeps 4 King Bed, Sleeper Sofa, LCD TV, door leading out to balcony, great views. Luxurious en-suite bathroom with Jacuzzi bath, separate shower, double sink. Spacious bedroom with walk-in wardrobe and seating area.

Bedroom 3: Sleeps 2 Queen bed, fitted wardrobes, door out to deck and the hot tub

Bedroom 4: Sleeps 2 Queen bed, fitted wardrobes, door out to deck and the hot tub

Bathroom: new granite surfaces and tiled bathroom.

Laundry Room: located on the lower level. It has a washer and dryer, ironing board and iron.

Parking: Car parking for two cars, one in the garage and one behind. For a 3rd car, you can park it at the Airport Rd parking lot, a 5-minute drive from our house...do not park on the street or at an unauthorized spot, local authorities might tow the vehicle.

No Smoking / Quiet Hours: As per local ordinance, quiet time starts at 10:00 PM, no loud music / outside / hot tub partying after 10:00 PM, Summit County authorities enforcing it since permanent residents live in this community.

No Pets: Please note that this property does not accommodate pets of any kind, failure to comply will result in a fine of $1000 and additional cleaning fees.

We booked this stay very last minute but I did a ton of research to find exactly what we were looking for in a location. When I called the office for some info like I have in the past with other rental offices I was connected to a call center in the Philippines. (which surprised me when their site talks about being local) When I asked to be connected to the Breck office the person that answered was not helpful and rude. It threw me off that I didn't even ask what I was looking for. I did appreciate they offered a military discount. Check in was simple and easy. I liked the communication via text throughout our stay. Although you can tell they are working on updating the unit (nice kitchen and most showers seem newly tiled) we were disappointed in the overall shape of the unit. The tv was total unusable in the living. Staff was helpful and pleasant via text but ultimately I was able to fix it enough that we could use our Roku that we brought with us. ALL the patio doors were very hard to unlock and open and most of the patio screens are broken and use electrical wire as the door handle. The couches badly need replaced in the Living room and the master. We had to stay in the master to use the TV the first 2 days and that couch is super uncomfortable. The unit was clean and the staff was nice during our trip. I did appreciate the only thing they asked upon checkout was dishwasher started and trash taken out. Checkout procedure was nicely done. We are easy guests but I was disappointed.
