River Mountain Lodge

The River Mountain Lodge offers the convenience and comforts of a condominium (with hotel amenities) in the heart of historic downtown Breckenridge. The lodge is located across the street from the end of the 4 O'Clock Run at corner of Park Ave. and Ski Hill Road. Just ski down, walk across the street and you’re home! Just one block from Main Street Breckenridge and a short shuttle ride to the gondola or the Peak 9 base, the River Mountain Lodge is the perfect combination of mountain serenity and convenience.

Important Update: On June 19, 2020, the HOA Board at River Mountain Lodge issued an important letter regarding their policies in response to COVID-19. The letter addresses guest concerns about shared pools, hot tubs, the fitness center and more. Here is the letter in its entirity:

"Dear Owners and Rental Management Companies,

The HOA Board is excited to welcome back owners and guests to Breckenridge and River Mountain Lodge.

Given the COVID-19 situation, here is important information and requirements for everyone at RML.

Safety is the Top Priority.

  1. Everyone should make every attempt to limit face to face interaction.
  2. In order to have a successful stay that is within COVID-19 guidelines, we ask the following of all owners, guests and renters:
    1. Do not enter the facility if you have a cough, fever, or generally not feeling well.
    2. Bring and wear a face mask at all times when you are not in your condo unit. Summit County requires face masks to be worn in indoor public places (all of the common elements) at all times.
    3. Maintain a minimum of six feet social distance.
    4. Use the elevator alone or only with members of your party.
    5. Always sneeze/cough into a cloth or tissue.
    6. Do not shake hands or engage in any unnecessary physical contact.
    7. Frequently utilize the sanitation stations that are provided throughout RML.

 HOA Maintenance of Common Elements.

  1. We will provide all HOA services at all times for common elements outside of the units.
  2. We will provide emergency HOA in-unit maintenance services at all times.
  3. We will only provide non-emergency HOA in-unit maintenance services when the unit is vacant.  

HOA Housekeeping of Common Elements.

  1. We are following all of the CDC, State and County Health department recommendations for cleaning and sanitizing common areas.

In-Unit Maintenance & Housekeeping.

  1. These services are provided by rental management companies and owners who directly rent. All of these serves must follow the CDC, State and County Health department recommendations for cleaning and sanitizing and maintenance.

Actions Required of All Rental Management Companies and Owners Who Directly Rent.

  1. All reservation, check-in/check-out, cleaning and maintenance procedures must comply with all CDC, State and County Health department recommendations for cleaning, sanitizing and social distancing.
  2. Provide a copy of this letter to each guest(s) and/or renter(s) prior to their arrival.   
  3. Before you start renting, you must send an email to kchoma@vailresorts.com to confirm that all of your operations and procedures comply with all requirements spelled out in this letter.

Use of Common Element Amenities.

1. Social distancing is required at all times.

  1. Use of the pool and/or spas. Each adult person who wants to use any one of these must first sign a legal waiver at the front desk. Children who want to use them must be listed on a waiver that is signed by the responsible adult.  No one will be allowed to use these without first signing a waiver AT THE RIVER MOUNTAIN LODGE FRONT DESK.
    1. Maximum occupancy in the pool is 9 people and swimmers must stay at least 6 feet apart while in the pool, unless they are part of the same household. Additionally,
      1. Use wipes to wipe down pool furniture and handrails before and after usage.
      2. Use hand sanitizers.
      3. Return pool towels to designated enclosed basket in your unit.
    2. Maximum occupancy in each outdoor spa is 3 people. There are three of these spas. The one indoor spa is closed at this time. Additionally,
      1. Use wipes to wipe down pool furniture and handrails before and after usage.
      2. Use hand sanitizers.
      3. Return pool towels to designated enclosed basket in your unit.
  2. The sauna is closed at this time.
  3. The steam shower is closed at this time.
  4. The shower and changing room in the Fitness Center is closed at this time.
  5. Use of Fitness Center.
    1. Reserve your Fitness Center spot/time frame at the front desk.
    2. Maximum occupancy in the Fitness Center is 3 people.
    3. All users must sanitize or spray equipment before and after usage.  
    4. Use hand sanitizers.
  6. The Main Lobby and Elevator Lobbies have limiting sitting and everyone should keep 6 feet apart.
  7. Main Lobby coffee will not be available.
  8. Bike storage is available, and we will assist owners and guests with self-storage.

This letter contains very important information and requirements that have been approved by the RML HOA Board.

For your safety and the safety of others, all owners, guests, renters and rental management companies must follow and comply with the requirements contained in this letter."
